    <title>At Long Last- Things are Lookin’ Up for Housing, Real Estate, Lumber and Timber      </title>

For the last 5 years, I have been tracking the above subjects as we entered into, and now appear to finally be exiting, the impacts of the “Great Recession” (which became apparent in mid-2008). Whereas previous recessions or down cycles in the housing and lumber markets (since the 1960's) lasted less than 3, to no more than 5 years, it looks like the impacts of this one will cover an 8 to 10- year span, if recent projections I’ve been seeing (from many sources) are correct. &amp;#160;2011 and 2012 were likely the bottom of the trough in terms of housing and lumber markets, and a slow trend toward recovery began emerging in late 2012 and so far this year (2013).&amp;#160; Most observers believe a healthy level of 1.5 million housing starts will be reached again around 2016-2017 (current levels have gone just over 1 million starts) and at least that level can be sustained due to population growth. &amp;#160;The pulp and paper industry and pulpwood prices appear to already be ahead of housing and lumber on the roads to recovery. If you follow timber REIT stocks on Wall Street, you already know that the market has already been factoring a recovery in timber prices into their stock prices.
&amp;#160;
Hidden among all these trends are some positive future outlooks for forest landowners and timber growers:
- Demand for pulpwood will get even stronger, as the paper industry exhibits slow but steady growth and additional demand for oriented strandboard takes place coincident with increasing housing starts. Demand for wood as a fuel is also likely to be here to stay, at least for the moderate term and probably longer.
- Stumpage prices for pine chip &amp;amp; saw and sawtimber are lagging big increases that have already begun to be observed in pine lumber prices. Although stumpage prices have begun improving lately, it could be a year or two before mills run through a backlog of inventory. At any rate, pricing trends are looking up after 5 years of declines.
&amp;#160;

Planting pine seedlings is generally done during the months of December, January, February and March. The 2013/2014 planting season is about over and may landowners, foresters, contractors and the like will be eagerly awaiting spring to see those early shoots of seedling growth to reassure them of survival and some level of planting success. Survival is paramount in forest establishment, but is only a &quot;piece of the puzzle&quot; in stand development and value growth over the length of the rotation. Land resource managers must consider site preparation, seedling selection and planting factors to consistently establish forest stands that will accomplish intended objectives.
Site preparation can be mechanical, chemical or a combination treatment. Goal of treatment is to manipulate site resources (water, nutrients, light etc.) so that crop trees are afforded the best opportunity to survive and prosper.
Seedling selection consists of genetic family and origin, growth environment (bare root vs container) and the vendor you purchase from. This step may be the most important step when establishing and growing forest from start to finish. Genetic gains are well documented and short and long term weather patterns are unpredictable. Seedling growers offer a variety of seedlings, with cost not be the deciding factor.
Planting factors should include timing, hand plant verses mechanical plant and stock levels or planting space/density. Decisions related to these factors include: weather, site preparation treatment, topography, seedling type, objectives, cost and many others. &quot;Green side up&quot; will get you started but may not lead to a strong finish.

    <description>Milliken Forestry is pleased to announce that Monica Folk, of Kissimmee, Florida, has joined our staff to provide environmental consulting services, specifically in the areas of endangered species and wetland issues.&amp;#160; 

Monica earned a Ph.D. Degree in Zoology and Wildlife Ecology from  Southern Illinois University in 1991, an M.S. degree in Forestry and  Wildlife Management from Purdue University in 1987, and a B.S. Degree in  Wildlife from the University of Wisconsin – Stevens Point in 1985.

For over 18 years, Monica was an ecologist, planner, science manager,  and mitigation coordinator with the Nature Conservancy.&amp;#160; With a training  background in wildlife ecology and management, Monica focused her  studies on the conservation of natural systems and endangered species  protection.&amp;#160; Her long-term research and conservation interests include  restoration of ecological process, listed species population restoration  and management, and wetland restoration monitoring.

Over the course of her career, she has written numerous land management  plans and scientific reports, as well as a watershed conservation  analysis, restoration procedures manual, and several education  documents.

For over 18 years, she managed listed and rare species populations on  the 12,000-acre Disney Wilderness Preserve.&amp;#160; Species included a wood  stork colony, Florida scrub-jays, Florida sandhill cranes, bald eagles,  wading birds, gopher tortoises, southeastern big-eared bats and numerous  other species.&amp;#160; From 2007 to 2010, she led a successful program to  reintroduce red-cockaded woodpeckers to the Preserve, which resulted in  sustainable population of over 20 birds after three years.

In her new role at Milliken Forestry, Monica will prepare environmental  baseline studies and consult on management of all types of environmental  projects.&amp;#160; We are looking forward to taking advantage of her vast  experience and in-depth knowledge to enhance the breadth of forestry  consulting services we provide to our clients.

    <description>A timberland investment brings stability  and diversification to a portfolio of various assets.&amp;#160; Investing in  timberland is generally safe because unlike the swings of stock markets,  timberland prices tend to be consistent and steady.
Timberland investors have two opportunities to make money from a timberland investment, which include -

    The real (excluding inflation) increase in prices in delivered forest  products.&amp;#160; Marketing to take advantage of &quot;spot market&quot; prices can add  exponentially to real price increases.
    The growth of the timber  itself.&amp;#160; Land that has merchantable timber can produce a significant  cash flow, especially if land is managed well.&amp;#160; In the Southeastern US, the average tract will grow 3-7%  annually depending on the timber types and the age class distribution.

The rationale behind investing in timber includes the following:&amp;#160;

    Constant growth.&amp;#160; The continual tree  growth magnifies timber price increases and reduces the impact of  cyclical timber price declines.

Timberland Investing In the Last Ten Years (2001 – 2011)
A  study was conducted (by Thomas G. Harris and Sara Baldwin of Timber  Mart-South and Justin Wright and Jacek Siry of The Warnell School of  Forestry and Natural Resources) on the performance of timber investments  compared to stocks over the last 10 years (2001 -2011).&amp;#160; Their  calculations proved that “Even with a delayed housing market recovery  and mature pulp market that will not be expanding exponentially, timber  can be a dependable investment.”&amp;#160; Specific findings included:

    Wood Basket Product Prices beat the Dow Jones Industrial Average on both price and value of the investment.
    On an individual product basis, pulpwood products were big winners,  benefitting from price appreciation and biological growth.
    Hardwood products also beat the Dow Jones Industrial Average in spite of their slower growth rate.
    Oak was a bit of a surprise, showing that even a tiny price  appreciation can bring strong return if the dividend is as much as 2.5%.

To become a certified Tree Farm, the ATFS has established standards and guidelines that forest landowners must meet.     <description>In April 2010, Finite Carbon Corporation began development for the privately owned Groton Land Company, located&amp;#160;in Luray, South Carolina.&amp;#160;Finite Carbon Corporation is the forest carbon development company that provides a single-source solution for creating and monetizing carbon credits.&amp;#160;&amp;#160;Finite Carbon&amp;#160;has submitted an Improved Forest Management project for Groton Land Company for listing under the Climate Action Reserve’s (CAR) updated Forest Project Protocol. Milliken Forestry Company will provide field services for the project.
The project for Groton Land Company involves a 4,700-acre mature forest that is part of the 23,000-acre Groton Plantation, which has a conservation easement. Once registered and approved by CAR, it will be expected to generate more than 500,000 carbon offsets during the next 100 years.
While landowners in California have been eligible to receive carbon offsets for several years, CAR only recently completed a two-year public stakeholder process that enabled other U.S. landowners to participate.

            A Quality Deer Management Cooperative (QDM Cooperative) is a voluntary association of landowners and hunters collaborating to improve deer population characteristics and habitat in a specific area.&amp;#160; By working together with surrounding neighbors, landowners can enjoy the benefits of managing large acreages.
            Milliken Forestry Company has partnered with QDMA to serve as QDM Cooperative coordinators in South Carolina.
            
                
                    
                        
                        With our Neighbors Program, MFC has developed an easy way for interested hunting clubs and landowners to join and participate in QDM Cooperatives in our state.&amp;#160;Using our online system, you can register your interest.&amp;#160;If your property is located in or near an existing cooperative, MFC will contact you about joining the cooperative.&amp;#160;If your property is in a new area, MFC will work with you to identify and contact adjacent landowners in order to form a new cooperative.

                        If you register your interest in a QDM Coop by August 15, 2010, you will automatically be entered to win a free customized property map or wildlife management plan.
                        
                    
                
            
            Once we form a new cooperative, MFC takes care of all coordination and data management to keep the cooperative active and provide you with valuable information to take your QDM program to the next level.&amp;#160;By joining a cooperative, you will have the opportunity to attend dinners and educational seminars with your neighbors and receive valuable population data for your specific area.&amp;#160;For a complete listing of membership levels and benefits click here.

The American Tree Farm System has released newly revised standards for 2010 and these new standards do not have significant changes from the 2004-2009 standards, but offer more in-depth&amp;#160;clarification of the previous standards.&amp;#160; The most significant changes relate to elements of management plans, management of invasive species, management considerations of rare species and worker documentation.
